
For property owners, our company will provide
assistance in establishing a property's rental price, advertising
for tenants, showing your property to qualified prospects, thoroughly
checking a prospect's qualifications, preparing the lease documents
and collecting initial deposits and rents. At your request we will
monitor any necessary repairs or maintenance.
Throughout the rental period, we will continue
to oversee maintenance of the apartment and to address any problems
the tenant may have. Further, we will take care of paying bills
and the general excise tax and will deposit the owner's rental income
into a bank of choice if the owner does not wish to receive rent
checks by mail.
At the termination of the lease, the tenant may
have the right to renegotiate the lease at market price and terms,
or if the unit is vacated, we will check the tenant out of the property
and after ascertaining that all is in good order and repair, will
re-rent the premises.
Both of our property managers have over twelve
years experience in serving the need of property owners.
Physical Management
We work with you to design an individual physical management program
based on your property's characteristics. The age of the property,
the location, the type of structure and the type of rental, (i.e.
vacation or long term) all influence the design of the program.
Property inspections, effective tenant-property manager communication,
and timely maintenance are very important aspects of any successful
property management program. We know the value of good working relationships
with resident managers, maintenance companies, landscape contractors,
pool service companies, and security personnel as another way of
keeping in touch with your property.
We conduct property inspections
to:
- assure the proper care of your property,
- inspect and judge the quality of the maintenance performed,
- discover any small problems before they become big problems, take
any necessary action in a timely manner.
Quality maintenance of your investment is assured
by years of property management experience and long-term relationships
with reliable contractors and handymen.
We will use our discretion in ordering work up
to $350 in value. A repair or job over $350 will only be ordered
after communication and approval from you. Unless emergency situations
which require immediate action to prevent extensive damage will,
of course, be handled and we will contact you as soon as possible
to advise you of the situation.
